Guesty offers two analytical tools to help provide actionable insights into your rental business' performance:
- Analytics - our standard, built-in functionality.
- Advanced Analytics - our in-depth, premium analytical tool.
There are a number of factors that can cause differences in the way data is displayed between the two features. This article explains the differences and provides tips on how you can ensure data can be displayed consistently, as members of your team may be using both features. See the information below.
Data freshness refers to how up-to-date the displayed data is.
- Analytics. Data is displayed up until (and including) today.
- Advanced Analytics. Data is displayed up until (and including) yesterday. Today's data is not displayed.
In Analytics, you can set a date range for which data should be displayed. If relevant, exclude today's date from the date range to ensure that the displayed data is consistent with that of Advanced Analytics.
There are different ways in which revenue generated by reservations can be calculated. For example, calculate the data based on check-in or check-out dates, or per calendar dates. This is known as Revenue Recognition.
- Analytics. Revenue Recognition is changed within the Analytics dashboard itself, to the left of the date range at the top-right.
- Advanced Analytics. Revenue Recognition is set up in your Guesty account's financial settings.

To ensure that data displayed in Analytics is consistent with that of Advanced Analytics, check that the same Revenue Recognition has been chosen.
This refers to whether or not "Confirmed" and/or "Canceled" reservations are included in calculations.
- Analytics. Only "Confirmed" reservations are included in calculations.
- Advanced Analytics. Both "Confirmed" and "Canceled" reservations are included in calculations. With "Canceled" reservations, only the remaining amount after the cancellation is calculated.
There is no difference in the way occupancy is calculated for Analytics or Advanced Analytics. You can learn how occupancy is calculated here.
Keep in mind, occupancy is calculated based on calendar dates only, regardless of the chosen Revenue Recognition.
Average Nightly Rate (ANR)
The Average Nightly Rate (ANR) is calculated in the following way; a reservation's Host Payout divided by the number of booked nights. It is applicable to "Confirmed" reservations only.
- Analytics. The ANR is calculated based on the Revenue Recognition of your choice.
- Advanced Analytics. The ANR is calculated based on calendar dates only, regardless of the chosen Revenue Recognition. If relevant,
With Advanced Analytics, you can choose to calculate the Average Nightly Rate based on Net Income or Accommodation Fare, rather than the Host Payout. To arrange this, contact us or your Customer Success Manager, if relevant. Once changed, it will come into effect within 24 hours, and will also apply to historical data.
Revenue Per Available Listing (RevPAL)
- Analytics. RevPAL is calculated based on the Revenue Recognition of your choice.
- Advanced Analytics. RevPAL is calculated based on calendar dates only, regardless of the chosen Revenue Recognition.
Historical Performance for Inactive Listings
The data that is displayed for inactive listings depends on whether you use Analytics or Advanced Analytics:
- Analytics: There is no difference between active and inactive listings - the same data is displayed for both.
Advanced Analytics: Some data is displayed:
- Revenue - displayed
- Reservations - displayed
- Commission - displayed
- Occupancy - since this is Calendar-based data, only historical data can be displayed, from before the listing became inactive
- ANR - since this is Calendar-based data, only historical data can be displayed, from before the listing became inactive.
This section refers to whether or not the analytical data can be exported so that it can be used outside of Guesty.
