Manually changing a listing's minimum nights per stay for specific dates

When you create a listing, you set its base price per night, and define its default minimum nights per stay. The minimum number of nights is calculated based on the guest's check-in date.

The default number of nights can be adjusted by revenue management or financial tools such as a rate strategy, Guesty PriceOptimizer, etc., or manually changed for specific nights via the calendar, as will be described next.

You can view the minimum number of nights related to each date via the listing’s calendar. The number of nights in each cell in the listing’s calendar reflects the default or the adjusted minimum nights, depending on whether or not there has been a change to the default. Not all adjustments to the minimum number of nights are reflected in the Multi Calendar.

When creating a manual reservation, your selection of dates will ignore any applied minimum number of nights. However, reservations made via booking channels will adhere to the minimum number of nights for the relevant dates.

You can manually adjust (or “override”) the listing’s minimum nights for specific dates. You can decide whether to override an existing rate strategy rule (if applied). As long as the "Override rate strategy" checkbox is ticked, rate strategy rules won't alter the minimum nights for the selected dates.

Note:

  • The minimum number of nights you set must adhere to the connected booking channel regulations. For example, some booking channels only allow long-term stays in particular locations.
  • The minimum number of nights must not be higher than the default maximum nights for the listing. If they are, the listing won’t be available for booking on your connected booking channels.

Via the Multi-Calendar

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the Multi-calendar icon .
  3. Select the relevant dates in the row of the relevant listing.
  4. In the right sidebar, under "Minimum nights", adjust the minimum number of nights value.
    • If a rate strategy rule applies for these days, tick the Override rate strategy checkbox to override the rule. As long as the checkbox is ticked, rate strategy rules cannot alter the minimum nights for the selected dates.

      • Pilot users:

        In the right sidebar, click Override min nights or rates. Adjust the minimum number of nights value. 

  5. Click Save.

Via a listing's calendar

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector, then select Operations mode.
  3. Click Properties.
  4. Click the relevant property.
  5. From the listing's menu, click Calendar, then select Calendar.
  6. Click the relevant date on the listing's calendar. Adjust the dates in the pop-up if needed.
  7. Adjust the minimum nights for the selected dates.
    • If a rate strategy rule applies for these days, tick the Override rate strategy for minimum nights checkbox to override the rule. As long as the checkbox is ticked, rate strategy rules cannot alter the minimum nights for the selected dates.
  8. To add your notes, Mark the Add a note? and/or the Add a reason? checkboxes. Fill in the relevant information.

    • Pilot users:

      In the right sidebar, click Override min nights or rates. Adjust the minimum number of nights value.

  9. Click Save.

Multi-units (Pro only)

In the case of a multi-unit, you can adjust the minimum nights for all of the sub-units by selecting the multi-unit’s main unit in the step-by-step instructions. You can also adjust a specific sub-unit’s minimum nights by selecting the sub-unit in the step-by-step instructions.

Limitations

  • Overriding the minimum nights for a multi-unit and its related sub-units must be done via the Multi-Calendar.
  • You can only override a specific sub-unit’s minimum nights if the sub-unit is published as a single unit on a channel (unattached to a multi-unit).
  • Once you manually change the minimum nights for a specific sub-unit, any changes to the minimum nights made on the multi-unit level won't apply to it (such as manually adjusting the multi-unit’s main unit minimum nights, using a rate plan, etc.)
  • If you detach a sub-unit from a multi-unit, the sub-unit will become a standalone single-unit, preserving any adjustments you made to the minimum nights.
