Assigning a listing to a business model

Accounting by Guesty is a premium feature. Please contact us to activate it.

A listing needs an assigned business model to appear in the Guesty Accounting solution and reports, such as owner statements. When assigning a listing, decide whether to apply the model to future reservations only or reprocess existing reservations to update their financial data.

Reprocessing is limited to reservations up to two months in the past. To reprocess reservations older than two months, contact Guesty Support.

Note:

Once a listing is assigned to a business model, revenue share no longer applies to it.

A listing must have at least one owner assigned before it can be assigned to a business model.

Assign listing to business model

Follow the steps below to assign a listing to a business model.

Step by step:

  1. Sign in to your Guesty account.
  2. Verify the listing has at least one owner assigned
  3. In the side navigation menu, click icon Accounting to open the dropdown menu.
  4. Under Accounting setup, select Business models.
  5. Click the business model to assign the listing to.

  6. In the top-right corner, click Assign listings

  7. In the side panel, check the box next to the relevant listing.

  8. Choose an assignment type:

    1. Assign: Applies the business model to new reservations only. 

    2. Click Assign and reprocess to apply the model to all reservations. Guesty automatically reprocesses existing reservations using the new business model rules.

      1. Enter the reprocess date. We recommend using the beginning of the current month to avoid disrupting past revenue or owner statements already sent to owners.

      2. Click Assign and reprocess.

Note:

If only the Assign option appears, the business model has a future activation date.

Understanding future activation dates

If a business model has a future activation date, it only applies to reservations created on or after that date.

The system doesn't automatically reprocess existing reservations for future-dated business models. Once the activation date arrives, manually reprocess the reservations or contact Guesty Support to reprocess them in bulk.

Example scenario

On April 23, add a listing to a business model with an activation date of May 1.

  • The new business model only applies to new reservations created starting May 1.

  • Wait until May 1 passes to reprocess any existing reservations under the new rules.

Verify a listing's business model assignment

In any business model, click Assign Listings to see the assignment status for all listings

  • Listing with no business model assigned:


  • Listing with an active business model, shown under "Current":


  • Listing with a business model not yet active, shown under "Future". Hover over the column to see the activation date:
