Updating your Airbnb listing’s pet fees and settings

If you've chosen to allow pets at your property, you'll need to turn on the option to allow pets for your Airbnb listings, as well as, adjust the pet fee for your listings.
Similarly, if you've decided not to allow pets, you'll need to turn off the option to allow pets, and then remove the pet fee. 

Follow the instructions to set your pet fee and then enable/disable the option for your guests to bring pets during their stay.

Important:

Airbnb doesn't require a pet fee for service animals. Learn more from Airbnb's Help Center.

Before you begin

Pet fee scenarios

The following are different scenarios and the steps needed to take to allow pets and set up pet fees (if required).

Scenarios for allowing pets and pet fees

When you no longer want to charge a fee for pets:

  1. Turn the "Allow pets" toggle on.
  2. Select “Pets can stay for free”.
  3. No pet fee is required.
    Make sure your pet fee is removed for both the account and listing level.

    Important:

    Pro users: If you have default account fees, you'll need to:

    1. Turn off the “sync account fees” toggle from the account-level fees in the relevant listings.
    2. Add the relevant additional fees from the account level to your listing, since all default account fees will be disabled.

Scenario 4
  • Allowing pets for some listings
  • Free of charge for all listings that allow pets
  1. Turn the "Allow pets" toggle on/off (depending on the listing).
  2. Select “Pets can stay for free”.
  3. No pet fee is required (for both account and listing level).

    Important:

    Pro users: If you allow pets for some listings (free of charge), you'll still need to:
    1. Turn on the “Pets can stay for free” toggle, and make sure to turn off the “sync account fees” toggle.
    2. Add the relevant additional fees from the account level to the listing (e.g., cleaning fee), since all default account fees will be disabled.

Pet fee guidelines

The following is some important information to note before you create/remove a pet fee, including fee amount requirements.

Important things to know
  • The fee must be lower than the listing's base price
    For example: If your listing's base price is $100, your pet fee must be between $1-$99.

    Important:

    If you set the fee in Guesty above the listing's base price, Airbnb will automatically adjust it to the nearest valid amount. If the automatic adjustment is done by Airbnb, there will be a disrepancy with the fee amount in Guesty.

  • The fixed-rate option (which will be charged "per stay") is the only rate that will sync between Guesty and Airbnb
  • You must toggle on the “Sync fee to channels” to activate the pet fee

    Important:

    Pro users: If you need to turn off default account fees, you'll need to add the relevant additional fees from your account level to your listing, since all default account fees will be disabled.

  • We highly recommend adding pet fees via the listing level
    The pet fee can be set at either the account level (Pro users only) or the listing level.
    When to add an account-level fee When to add a listing-level fee

    If you'd like to set the same pet fee to apply to all of your listings, you can create and add a default fee to all your listings on the account level.

    If you'd like to charge a different amount for each listing or enable/disable the pet fee for specific listings, set the pet fee at the listing level.
  • If you don’t want to include a pet fee in a listing, you must remove the pet fee and turn off "Allow pets" toggle in your listing's house rules
    If relevant, you'll need to remove the pet pee from both the account's default fees and your listing's house rules for this to be implemented.

Step 1: Setting your pet fee

The first step in adding a pet fee is to set it for either your listing or for the entire account level (Pro users only).
We highly recommend adding pet fees via the listing level.
After that, you'll need to edit your house rules to allow pets.

Adding a pet fee to a specific listing

This option allows you to charge a different pet fee amount for each listing, as well as, enable/disable the pet fee for specific listings.

Follow the instructions below to adjust the pet fee for a specific listing.

Step by step:

Pro users Lite users

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Select the relevant listing.
    For a multi-unit, edit the main settings and the house rules will update in the sub-units automatically.
  5. In the menu to the left, click Pricing & Policies and select Pricing.
  6. Under “Additional fees & charges”, click Edit.
  7. Make sure the Use your account’s default settings toggle is off.
  8. If you already have a pet fee, click the down-arrow to open it.
    You can also click Add another fee to create a new additional fee.
  9. Make the relevant changes.
  10. Make sure the Sync fee to channels is turned on.
  11. Click Save

 

Adding a default pet fee for your entire account

Important:

This option is currently supported for Pro users only.

If you'd like to set the same pet fee for all of your listings, set the pet fee at the account level to create a default fee for all your listings.

When setting the pet fee at the account level, make sure to toggle on "Sync fee to channels" to sync this fee with Airbnb. 

This means guests who indicate that they are bringing a pet will see the increase in the accommodation fare on Airbnb before booking a reservation. The fee will only sync if the listing is configured to allow pets. 

If you don’t want to allow pets at all of your properties, or wish to charge different fees at different properties, we recommend setting the pet fee at the listing level (explained below).

Step 2: Editing "Allow pets" option in your house rules

Once you've set your pet fee, define your house rules to determine whether or not pets are allowed.



Follow the instructions below to adjust your house rules to allow pets on your property.

Step by step:

Pro users Lite users

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Select the relevant listing.
    For a multi-unit, edit the main settings and the house rules will update in the sub-units automatically.
  5. In the menu to the left, click Pricing & Policies.
  6. From the dropdown, select Reservation policies.
  7. Scroll down to the "House rules" section, and click Edit.
  8. Turn the “Allow pets” toggle on.
  9. Select either Pets can stay for free or Charges may apply. If you select “Charges may apply,” make sure that you have a pet fee set up.
  10. In the top-right corner of the page, click Save

 

Pets fees on invoices (Pro users only)

The pet fee is incorporated into the nightly price, and not presented individually to the guest.

Although the fee isn't presented to the guest, the pet fee will be part of the breakdown in the Guesty invoice. This is a flat fee that isn't affected by the number of pets the guest brings.

The Guesty invoice will not display the number of pets included in the reservation.

Removing a pet fee

Similar to adding a pet fee, you can remove the pet fee from either a specific listing or the entire account.

In order to do this, you'll need to do two separate steps:

  1. Remove the pet fee from your listing and/or account (if necessary).
  2. Edit your house rules, and turn off the Allow pets toggle.

 

Removing the default pet fee for your entire account

Important:

This option is currently supported for Pro users only.

If you don’t want to allow pets at any of your properties — or want to control the pet fee on a listing-by-listing basis — you'll need to remove the pet fee set on the account level.

In this case, you'll need to remove the pet fee from both the account and the listing level for the changes to apply — if not, the changes won't be implemented.

Follow the instructions below to delete your account's pet fee settings.

Step by step:

Pro users Lite users

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Financials mode.
  3. Click Financial settings and select Additional fees from the dropdown menu.
  4. Click Pet (pet fee)  to open the settings.
  5. Click Delete.
  6. Click Save.

 

Removing a pet fee from a specific listing

You can remove the pet fee for a specific listing if you don’t want to allow pets for that listing.

Important:

Pro users: Deleting a pet fee from a specific listing will only apply if you've removed the pet fee from the account level first.

Follow the instructions to remove the pet fee for a specific listing.

Step by step:

Pro users Lite users

Important:

When you remove the pet fee for a specific listing your listing will inherit the account-level additional fees (as long as it hasn't been deleted).
To apply the account’s default settings, be sure to toggle on the “Use your account’s default settings” option.

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Select the relevant listing.
    For a multi-unit, edit the main settings and the house rules will update in the sub-units automatically.
  5. In the menu to the left, click Pricing & Policies and select Pricing.
  6. Under “Additional fees & charges”, click Edit.
  7. Make sure the Use your account’s default settings toggle is off if your account-level pet fee is enabled.
    If you don't have an account-level pet fee, you can keep this toggle on to ensure the sync of the other additional fees.
  8. Type “pet” (Pet fee)  to open the settings.
  9. Click Delete fee.
  10. Click Save.
  11. Edit your house rules (explained above), and turn off the Allow pets toggle.
