How additional fees are calculated in Airbnb

In Airbnb, the additional fees include the Community Fee, Linen Fee, Management Fee, Pet Fee, and Resort Fee.

For your additional fees to sync between Airbnb and Guesty when you create a new fee, you must choose to either set the calculation rate as a fixed fee (Per stay) or a percentage fee (of accommodation fare + cleaning fee) — depending on the fee type.

The fixed fees will be displayed in the listing's currency symbol (e.g., $, C$, Fr., etc.).
The percentage fee will be displayed with a percent sign (%).

 

Supported combinations for fee calculations

To sync additional fees from Guesty to your listings in Airbnb, the settings must follow certain conditions:

  1. The amount fee must be set as a “fixed fee ($) per stay” or as a “percentage fee (%) of accommodation fare + cleaning fee".

  2. The option “Sync to channel” must be toggled on, otherwise the fee won’t be applied to any Airbnb reservations.

Supported combinations for each fee category

Each Airbnb fee type requires a certain calculation rate combination in order to sync with Guesty.

Important:

Combinations for new and existing fees under the same category — for example, if you have two "Resort fee" types — must be "Fixed fee, per stay".

Unsupported combinations for fee calculations

If you pick any other combination for the calculation rate other than the supported combinations (explained above), the additional fees won’t sync.

Unsupported "fixed fee" combinations

If you choose to use a “fixed fee ($)" with "Per night, "Per guest", or "Per guest per night", your fees won't sync between Guesty and Airbnb.


In this case, you'll see the message: Channel only supports Per stay for fixed type.

Unsupported "percentage fee (%)" combinations

If you choose to use a “percentage fee (%)" either only the "cleaning fee" or "accommodation fare", your fees won't sync between Guesty and Airbnb.

In this case, you'll see the message: Channel only supports Per stay for fixed type and Payout for percentage type.

Combinations for new and existing fees

It's possible to sync multiple fees (no matter the type).
However, to ensure that a new fee won't interfere with the syncing of an existing fee, the same category of fees must have a calculation rate of "fixed fee ($) per stay".

This means, if you're syncing the same category of fees (e.g., multiple Management fees, multiple Resort fees, etc.), you can't use the “percentage fee (%) of accommodation fare + cleaning fee", since it won't sync for this type of scenario.

Please note that the value of your fixed rates can be different for each fee, though.

For example: Let's say you want to add a "Damage Waiver" fee and an “Insurance” fee (both are categorized as a "Management fee" in Airbnb).

In this case, the "Damage Waiver" can be a fixed fee of $10 per stay, while the "Insurance" fee is a fixed fee of $20 per stay.


If the combination of the same types of fees doesn't match up, you'll be notified that syncing between Airbnb and Guesty will stop.

For example:
If you have a "Damage Waiver" fee and “Insurance” fee, both must have a “fixed fee ($) per stay”.

It's not possible that one fee will have a fixed fee and the other a percentage fee, since both are considered a “Management fee” in Airbnb.

Additional fees in the Guesty invoice

When an additional fee is synced to Airbnb as a certain fee type in Guesty, it doesn't necessarily mean the same fee type is available in Airbnb.

When we receive the final invoice from Airbnb, we'll display the fee type the same way it was booked on Airbnb with the internal name you defined for the fee type in your additional fee settings.

For example:
The Towel additional fee is synced to Airbnb as a Linen fee, and your invoice will display the name and the type of fee.
In this case, it will be displayed as "Towels (Face towels) - Linen fee".
