You can create custom pricing and availability rules in Airbnb. These are called rule-sets. See below how rule-sets work together with Guesty.
Nightly prices
You can add a percentage increase or decrease rule via Airbnb's multi-calendar. The rule is calculated on the listing's rate in Guesty, and the new rate will be displayed in Airbnb.

We recommend managing nightly rates in Guesty as the new rate is not displayed on the Guesty calendar.
For example: The nightly rate in Guesty is $100. You add a rule in Airbnb to increase the rate by 10%. The rate displayed in Airbnb is $110. |
Discounts
You can add a percentage decrease rule in Airbnb to offer a discount.
Set this up via Airbnb's multi-calendar or per individual listing.
The rule is calculated on the listing's rate in Guesty, and the new rate will be displayed in Airbnb.
The new rate is not displayed on the Guesty calendar.
For example: The nightly rate in Guesty is $100. You add a rule in Airbnb to decrease the rate by 10% as an early bird offer. The rate displayed in Airbnb is $90. |
Important:
Discount rules added in Airbnb may conflict with upcoming availability rules added in Guesty's rate strategy feature.
Also keep in mind, discounts added in Airbnb aren't shown in a reservation's payment breakdown in Guesty.
Minimum stays
Minimum stay rules are added via Airbnb's multi-calendar and will override the minimum night settings in Guesty. We recommend managing all minimum night settings in Guesty.
Check-in and check-out days
Check-in and check-out day rules should be managed in Airbnb via their multi-calendar.
