Where should I manage my Booking.com listings, reservations, and guest communication?

You can connect your listings with Booking.com either by linking existing Booking.com listings with Guesty or by publishing them to Booking.com (Pro users only).  For published listings, the default type of data sync with Booking.com is set to full sync, while for linked listings, the default is set to rates & availability sync only.

Note:

  • Pro users: Learn how you can switch the connection type for your listings.
  • Lite users: You can only link listings between Guesty and Booking.com, and your listings' connection type is rates & availability. Please refer only to the Rates & availability tab. 

Whether or not the data is synced between Guesty and Booking.com depends on how a listing is connected. You need to manage your Booking.com listings, reservations, guest communication, and tools according to the relevant connection type.

As a default, we recommend that you manage all types of data in Guesty, unless where we state that the data type should be managed in Booking.com. When it is indicated that the data is synced, it is expected to sync instantly with no delays. Where data is not synced, ensure that the data in Guesty and Booking.com match, by manually adjusting the relevant settings in the unsynced platform.

Basic fees (cleaning fee, extra person fee)

In Guesty

Both the extra person fee and the cleaning fee will be synced to Booking.com.

 

An extra person fee is included in the accommodation fare in Guesty. It won't be shown as a separate line item in the guest invoice (folio).

Additional fees (including security deposit and authorization hold) & making price adjustments

You should manage additional fees and make price adjustments in Guesty.

Making changes on Booking.com or Guesty will be synced to the other platform.

Rate plans/cancellation policy

In Guesty

The data will be synced to Booking.com (including making adjustments).

Taxes

You can set the listing's taxes in Guesty upon the initial publish, and only if the listing's status in the Booking.com Extranet is "XML: Being Built" (this status will not be displayed in Guesty). Also, only the following taxes can be set via Guesty:

  • Tourism Tax
  • Local Tax
  • City Tax
  • VAT
  • Goods and Services Tax

Making changes to tax values in Guesty after the initial publish won't be synced to Booking.com, and you will need to make them in Booking.com. Contact your local Booking.com support to make changes in tax changes.

Listing titles

You can set your listings titles in Guesty upon the initial publish, and only if the listing's status in the Extranet is "XML: Being Built".

Making changes to the listing titles after the initial publish won't be synced to Booking.com, you will need to make them in Booking.com.

Listing address

You can set your listing address in Guesty upon the initial publish, and only if the listing's status in the Extranet is "XML: Being Built".

Making changes to the listing address after the initial publish won't be synced to Booking.com, you will need to make them in Booking.com.

Listing descriptions

The data won't be synced between Booking.com and Guesty.

Amenities

It is recommended to use images with high resolution as they will be pushed to Booking.com. Booking.com will display a maximum of 45 photos.
