When managing long-term or midterm stays, applying a large financial change as a single one-time adjustment can distort monthly accounting data and cause discrepancies in owner statements. Dividing guest folio adjustments across each month of the stay ensures balanced financial reporting and accurate monthly recognition. 
 
Follow the steps below to split financial changes across multiple months in a guest folio.

Step by step:

  1. Sign in to your Guesty account.
  2. In the side navigation menu, click icon Reservations.
  3. Select the relevant reservation.
  4. In the left submenu, click Guest folio and invoice.
  5. Review the total adjustment amount and calculate the equal monthly portion.

Note:

For example, if a guest receives a $6,000 credit for a six-month stay, create six separate monthly adjustments of $1,000 each rather than one $6,000 adjustment.

  1. In the top-right corner, click Adjust line item.
  2. Enter the divided adjustment amount for the first month.
  3. Select the applicable transaction date corresponding to that month's billing cycle.
  4. Click Save. 
  5. Repeat steps 5 through 8 for each remaining month of the stay duration.

Managing stay extensions and commission rates

Long-term reservations often involve extensions, which add new adjustments to existing folios. When updating extended stays, apply adjustments incrementally for each added period rather than altering past historical months.
 
Additionally, short-term and midterm reservations are restricted to a single commission rate. Apply commission updates on the specific effective date to prevent accidental historical recalculations on previous months' owner payouts.
