Manage all connected Airbnb accounts and listings from the Airbnb integration page in Guesty. You can monitor the health of your integration, update account settings, and troubleshoot errors to ensure data syncs smoothly between Guesty and Airbnb.
Access the integration page
Follow the steps to access the Airbnb integration page in Guesty.
Step by step:
- Sign in to your Guesty account.
- In the side navigation menu, click
Marketing and sales to open the dropdown menu. - Under Channel management, select Distribution.
- Click the Airbnb thumbnail.
- To add a new account, click Add new account.

Reviewing your integration health
The “Integration health check” section displays critical, real-time data across all integrated Airbnb accounts and listings.
Review the following key metrics to maintain optimal channel performance:
- Integration errors: The total number of data sync issues between Guesty and Airbnb. Click this metric to open the troubleshooting tab and view error resolutions.
- Properties not connected: The number of listings on Airbnb but not managed by Guesty. Click this metric to view the Airbnb listings that are not connected to Guesty.
- Listings at risk: The number of listings with quality issues or warnings from Airbnb that could result in channel suspension. Click this metric to view a filtered list of listings at risk.
- Suspended listings: The number of listings currently suspended by Airbnb. Click this metric to view all suspended listings.
Managing your Airbnb accounts
Click the Accounts tab to manage your Airbnb accounts. You can filter the account list by ownership, and/or connection status, or search for an account by name using the search bar.
The account list allows you to view and manage all of your integrated Airbnb accounts from a single dashboard.
The list contains five main columns to help you monitor and execute actions on each account:
- Account: Displays the nickname given to the connected Airbnb account along with its primary login or integration email address underneath. It also displays [co-host icon] to indicate whether it is an owner account or a co-host account.
- Status: Shows the current operational connection state of the account. Key statuses include Connected (fully integrated) and View-only (connected to track information but data doesn’t sync to Airbnb). Other rare statuses that may appear include Pending or Failed.
- Listings: Displays the ratio of properties successfully connected to Guesty versus the total number of properties on that Airbnb account. Hovering over the information icon [info icon] provides a detailed breakdown of how many listings are connected, unlinked, pending, or in a failed status.

Actions: Displays a primary button determined by the account's status. For example, a fully connected account displays “Publish listings to channel”, while a view-only account displays “Switch to full connection”. Click the [ellipsis icon] to open additional actions, depending on the status of the account:
- View listings: Opens the listings tab automatically filtered to show only the listings associated with this specific Airbnb account.
- Import Listing: Allows you to import a property directly from Airbnb into Guesty manually.
- Account settings: Opens a side panel where you can edit the account nickname, view company information, mark connections as co-hosted, or view and update your proxy email address configuration.
- Contact Airbnb support: Directs you to the Airbnb support engine.
- Reconnect: Select this option if an account becomes disconnected or encounters connection failures.
- Remove: Use this option for disconnected accounts that you no longer want to see on the page, such as when you lose access to an Airbnb account.
- Bulk link: Use this option to link multiple unlinked properties at once. This is useful for users who import properties via an OpenAPI to prevent duplicates before connecting the channel.
- Disconnect: Safely remove a fully connected account from Guesty.
Update your Airbnb account settings
Follow the steps below to update an account nickname, manage a proxy email, or manually mark an account as co-hosted.
Step by step:
- Sign in to your Guesty account.
- In the side navigation menu, click
Marketing and sales to open the dropdown menu. - Under Channel management, select Distribution.
- Click the Airbnb thumbnail.
- Locate the relevant account.
- Under the “Actions” column, and select Account settings to open the side panel.

Update the information where necessary.
Note:
If you update the primary login email in Guesty, copy the new address and update it manually in your Airbnb extranet to ensure messages and verification emails sync correctly.
- Click Save.
Managing your Airbnb listings
The “Listings” tab provides a list of all your Airbnb listings, and includes detailed information such as the property address under the Guesty nickname, the Airbnb property ID under the channel title, and the connected account nickname and email address.
Click the Listings tab to manage your Airbnb properties.
- If you click this tab without selecting an account, it displays all connected, unconnected, and failed properties across all accounts.
- If you click on a specific account from the account list, the tab automatically filters to display only properties belonging to that account.
You can use the listing filters to narrow your view across all properties or specific subsets of properties connected to your channel accounts. Use these dropdown options to isolate discrepancies or pinpoint areas needing attention:
- Account: Filter properties according to the specific Airbnb account they belong to. Selecting an account automatically populates the list with only the properties associated with that specific connection.
- Connection status: Sort listings by their integration status. This helps you track which properties are fully integrated, which are still processing, and which require active configuration.
- Bookable: Isolate listings based on their reservation availability status on Airbnb. Filter by “Bookable” or “Not bookable” to identify structural discrepancies between Guesty and Airbnb.
- Quality: Review properties based on health metrics provided by Airbnb. This filter allows you to view properties flagged with status issues such as "suspended" or "at risk" due to compliance issues.
Fetch new Airbnb listings
Import newly created listings or update changes made directly on Airbnb into Guesty.
Step by step:
- Sign in to your Guesty account.
- In the side navigation menu, click
Marketing and sales to open the dropdown menu. - Under Channel management, select Distribution.
- Click the Airbnb thumbnail.
- Click the Listings tab.
- Click Fetch new listings.
- Wait for the sync to complete. Newly imported listings will appear in the list with a “New” label.
Understanding bookability
The “Bookable” column shows whether a property is Bookable or Not bookable on Airbnb.
- Data sync direction: Guesty remains the source of truth. If you list or unlist a property inside Guesty, the status syncs to Airbnb.
- Handling discrepancies: If you manually change a property to unlisted on Airbnb, Guesty detects this change and updates the status to “Not bookable” on the integration page. Guesty won’t overwrite this change. To resolve a discrepancy and make the property bookable again via Guesty, unlist the property in Guesty, save the changes, and then list it again.
Viewing property observations
The “Observations” column flags problems using a specific hierarchy. If a property has multiple issues, the column displays the top-priority message along with an indicator showing the remaining number of issues.
The observation hierarchy is structured as follows:
- Connection errors: Displays the exact reason why a property connection failed or did not start.
- View-only state: Indicates that data is not syncing to Airbnb because the account or property is set to view-only.
- Quality status warnings: Displays quality warnings or suspension risks directly from Airbnb.
Executing property actions
To see all property actions for a property, click
to execute the following property actions:
- Listing details: Open and review the property information and the full list of observations.
- Integration settings: Open the side panel to adjust booking configurations (instant book or request to book), change sync settings, activate a new listing promotion or apply non-refundable discount.. This option is only available for properties that have been successfully connected to Guesty at least once.
- Connect listing: Open the side panel for unmanaged properties. You can search for an existing property in Guesty to link it and select your sync settings (full sync or limited sync), or click Import listings to create new properties in Guesty.
- Reconnect: Click this option on failed properties to reinitiate the connection process.
- Disconnect: Stop the data sync for a connected property.
