Understanding new listing promotions
Before activating this feature, review how Vrbo manages new listing promotions:
- Eligibility: The promotion only applies to properties that have been active on Vrbo for 90 days or less.
- Discount structure: The promotion applies a flat 20% discount to the base rate only. It doesn’t affect channel commissions or other fees.
- Search visibility: Vrbo guarantees that the property appears within the first six places on the first page of search results.
- Search criteria: The discount and merchandising price formatting only display when a guest performs a search with specific travel dates. The promotion doesn’t appear during dateless searches.
Activating a new listing promotion
You can enable a new listing promotion as an account default setting, when publishing a new listing, or from an individual existing listing's settings.
Apply the promotion as an account default for future promotions
Configure the new listing promotion for your account, which applies to any new listings you publish to the relevant account in the future.
New Vrbo account: When you connect a new Vrbo account to Guesty, configure the account default for future listing promotions.
Existing Vrbo account: Follow the steps below to enable the promotion for an existing Vrbo account.
Step by step:
- Sign in to your Guesty account.
- In the side navigation menu, click
Marketing and sales to open the dropdown menu. - Under Channel management, select Distribution.
- Click the HomeAway/Vrbo thumbnail.
- Select the relevant account and click
to open up the account settings. - Toggle on New listing promotion.
Note:
Changing this setting for the account doesn’t trigger a bulk update for existing live listings. It only establishes a default setting for your next publish flow.
Apply the promotion when publishing a listing
When you publish a new property to Vrbo, you can choose whether to apply the account default settings or manually activate the promotion for a specific listing.
Follow the steps below to enable the promotion during publishing.

- Sign in to your Guesty account.
- In the side navigation menu, click
Marketing and sales to open the dropdown menu. - Under Channel management, select Distribution.
- Click the HomeAway/Vrbo thumbnail.
- Click Publish listings to define the listing settings.

Alternatively, toggle on New listing promotion for the new listing.
- Click Next.
