How are Guesty Lite fees calculated?

Guesty Lite fees depend on your subscription plan and the number of listings in your portfolio.

Regular Subscription Plans

Guesty Lite offers two subscription options:

  • Monthly Plan – Billed monthly with a fixed fee per listing.
  • Annual Plan – Billed annually at a lower per-listing rate for better value.

Subscription Start Date & Billing Cycle

  • Your subscription date is set at the end of your trial period.
  • Monthly Plan – Fees are charged at the beginning of each billing cycle, based on the number of active listings.
  • Annual Plan – Fees are charged upfront for the entire year based on the number of active listings at the start of the billing cycle.

How Listing Fees Are Calculated

Your fee is determined by multiplying the number of active listings by the per-listing fee.

Example for Monthly Plan:
If you have 5 listings and the fee per listing is $10, your total monthly fee would be:
5 × $10 = $50 per month

Example for Annual Plan:
If you have 5 listings and the annual fee per listing is $100, your total upfront payment would be:
5 × $100 = $500 per year

Managing listings during your subscription

  • Adding Listings
    • Monthly Plan: New listings will be charged prorated based on the remaining days in your billing cycle.
    • Annual Plan: New listings will be charged prorated for the remaining months in the annual cycle.
  • Removing Listings – Listings removed during the billing cycle will continue to be billed until the end of the current period.

Bundle/OptiLite plans

Bundle Plans Include:

  • Annual Subscription Base Fee – Billed annually.
  • Guesty PriceOptimizer Fee – Charged at 1% per reservation and billed monthly based on the check-in date of the reservation.

For example, if today is February and you receive a reservation with a check-in date in April, the Guesty PriceOptimizer Fee will be included in the April billing cycle.

How Guesty PriceOptimizer Fees Are Calculated

The 1% fee is based on your total monthly reservation revenue, which includes:

  • Rental income
  • Additional guest fees
  • Extra services revenue

Example:
If your monthly gross property revenue is $10,000, the calculation is:
$10,000 × 1% = $100 PriceOptimizer Fee
