The Owners Portal is a dedicated Guesty-powered website for property owners, separate from the Guesty dashboard. It allows owners to view property data, monitor earnings, make reservations for personal stays, and more. As a property manager, you control what information and features owners can access on their portals. Use default portal settings to configure what all owners will see in their portal. You can customize portal settings for individual owners at any time.
Your website URL will look like this: thenameyouchoose.guestyowners.com. You can connect your own domain to the Owners Portal to use your own website address.
Below we'll cover everything you need to know about how to set up the Owners Portal.
Choosing a URL for your Owners Portal website
Setting a unique and recognizable URL for your Owners Portal helps create a professional experience for your property owners. While all owners share the same default domain URL, each owner has a unique portal.
Follow the instructions below to choose a URL for your Owners Portal website.
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Operations mode.
- Click Owners.
- In the top right, click Portal Settings.
- Under "Default URL by Guesty", type in the name of your website URL. If the URL is unavailable, an error will appear and you will need to choose a different URL.
- Click Save.
- To apply the URL to current and future owners, click Apply to all. To apply the URL only to new owners click Apply to new only.
Setting up default portal settings
Default portal settings simplify the onboarding process by allowing you to apply settings across all owners portals or just for new owners. Default portal settings define what owners will see in their Owners Portal. You can preview how these settings appear in the mobile view example.
Learn more about the performance metrics and the features you can enable below. Once you've defined your preferred default portal settings, click Save. In the popup click Apply to all to apply the the default portal settings to current and future owners. Alternatively, click Apply to new only to apply default portal settings to new owners only. You can customize these settings for individual owners at any time.
Customizing individual portal settings
You can customize the default portal settings for individual owners.
Follow the instructions to adjust settings for each owner as needed.
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Operations mode.
- Click Owners.
- Select the relevant owner.
- In the left sidebar, click Portal settings.
- Switch the Enable Portal access toggle on to enable portal settings customization.
- Define your preferred default portal settings. Learn more about the performance metrics and other features you can enable.
- Click Save.
Alternatively, click Reset to return to the previous the portal settings.
To preview the Owners Portal, click Preview portal in the left sidebar.

Performance metrics
Check the boxes for the performance metrics you want to give your owner access to.

Booked nights | Allows your property owner to view the number of nights each property is currently blocked by confirmed reservations within the selected time period. |
Occupancy |
Allows your property owner to view how occupied their property is. The "Occupancy percentage" metric is calculated by dividing the number of booked nights by the number of bookable nights (both booked and available for booking). Note:The occupancy rate won't include reservations made before the Guesty listings were activated, so imported or uploaded reservations won't be counted. |
Average nightly rate |
Allows your property owner to view the average cost of staying at the property, calculated by dividing confirmed revenue (revenue coming from confirmed reservations only) by confirmed reservations. |
Net rental income |
Important:This toggle is available for Accounting users only. Allows your property owner to view rental income by hovering over a specific reservation in the "My Properties" section. |
Accommodation fare |
Important:This toggle is available for Accounting users only. Allows your property owner to view the total accommodation fare per reservation in the "My Properties" and/or "Reservation Report" pages. The accommodation fare will be the total cost of staying at the property — not including rates, discounts, fees, and promotions. The net accommodation fare (the new accommodation fare after the adjustments) isn't supported. |
Owner revenue |
Allows your property owner to view their earnings. Depending on the calculation model (Business model definition/Revenue share formula), calculations may include the accommodation fare, channel commissions, and discounts. Learn more about how the owner's revenue is displayed in the Owners Portal.

Revenue Per Available Listings (RevPAL) |
Allows your property owner to view how well the property is performing each month. This metric is measured by multiplying the Average Nightly Rate by Occupancy. |

Once you activate the Owners Portal, check the relevant boxes to display the data in the "My properties" page calendar and the "Reservation report" page on the Owners Portal
Owner actions
Allow creation of owner reservations
Enable this feature to allow owners to create personal stays. When activated, you may enable the owner to choose their arrival and departure times by activating Allow owner to change check-in/out times.
Owner reservation report
Enable this feature to allow owners to view guest reservations for their properties. They will also be able to download reservation reports as a CSV file. The CSV report is limited to 200 reservations per download.
Owner help center
Enable this feature to give owners access to the Owners Portal Help Center. The articles that will be visible in the Help Center are based on the features and options that are enabled for each owner.
