Pilot: Guesty PriceOptimizer portfolio management

Guesty PriceOptimizer portfolio management allows you to save a set of pricing strategies and rules for a group of listings and adjust them as needed. Portfolio management provides a fully flexible system that allows you to optimize performance according to your specific needs, knowledge, and preferred mode of operation.

Note:

By using portfolio management, bulk capabilities are no longer accessible. This can be used for ad hoc actions, however the definitions and strategies are not retained or managed over time as with portfolio management.

Portfolio structure and logic

First layer: Portfolio group

  • Each listing can be part of only one portfolio group
  • The group includes multiple strategies and rules, such as day-of-week, seasonality, holidays, minimum nights, etc.
  • Allows you to manage and define broader strategies for a group of listings

Second layer: Override group

  • Each listing can be part of multiple overrides
  • The override includes only one strategy or rule
  • Allows you to manage and fine-tune specific strategies for certain listings or make more precise adjustments as needed
Example for using portfolio and override groups

You create “Miami Portfolio” with pricing strategies applying for all listings in Miami. However, only 10 listings in the portfolio are relevant for a specific event because they are near a stadium, or within walking distance of a festival. In this case, create a local event override to manage pricing for this specific event, and assign only these 10 listings. 

You can create additional overrides to customize your strategy for the event:

All listings in “Miami Portfolio” are a 2-night minimum, but you need a 3-night minimum during the event. Create a minimum night override with a time-based rule to align with the event, and assign the 10 affected listings.

Create a portfolio group

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Growth.
  3. Click PriceOptimizer.
  4. Click the Portfolio Management tab.
  5. Create portfolio group:
    1. At the top-right, click Add portfolio group.
    2. Enter a name, then click Add group.
  6. Set the pricing strategies:
    1. Back on the "Portfolio Management" page, click None below each of the strategy columns to edit as needed. For details about each strategy type, see Adjusting the nightly rates and recommended pricing.
    2. Turn on the toggle to activate Portfolio strategy.
    3. Edit the strategy or rule details.
    4. Click Apply changes.
  7. Add listings:
    1. Under the new group name click Listings.
    2. Click the checkbox for "All Listings", or click the checkbox for each relevant listing to include. You can search for a specific listing by name or nickname or use the filters to find all listings that match your specific criteria.
    3. Click Done.

Important:

Once a listing is added to a portfolio, the strategies and rules defined in the portfolio will replace the existing settings on the listing level.

If a particular strategy is not defined in a portfolio, then the settings on the listing level will remain active. Using the above screenshot as an example, for the listings in that portfolio group:

  • Base price, price limits, seasonal, day-of-week: Managed by portfolio
  • Holiday, minimum night rules, last minute, local event, demand pacing: Managed in listing

Edit or turn off a strategy in a portfolio

  1. Click under the relevant strategy column for that portfolio.
  2. Edit the strategy details, or turn the toggle off to deactivate Portfolio strategy.
  3. Click Apply changes.

Duplicate a portfolio group

Use the duplicate function if you want to use the same or similar strategy rules already set in a portfolio, but for a new group of listings. Duplicating will copy the pricing strategies into a new portfolio with no listings assigned.

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Growth.
  3. Click PriceOptimizer.
  4. Click the Portfolio Management tab.
  5. To the right of the relevant portfolio group, click the Settings icon, then select Duplicate portfolio group.
  6. In the pop-up, enter a name for the new group, then click Duplicate group.
  7. Back on the Portfolio Management page, under the new group name, click Listings.
  8. Click the checkbox for "All Listings", or click the checkbox for each relevant listing to include. You can search for a specific listing by name or nickname or use the filters to find all listings that match your specific criteria.
  9. Click Done.

Create an override group

Important:

Once a listing is added to an override group, the strategy or rule defined will replace the existing settings in the portfolio and on the listing level.

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Growth.
  3. Click PriceOptimizer.
  4. Click the Portfolio Management tab.
  5. Create override group:
    1. Scroll down and at the bottom right, click Add override.
    2. Select one pricing strategy.
    3. Enter a name, then click Next.
  6. Create the group strategies:
    1. Edit the strategy or rule details.
    2. Click Apply changes.
  7. Add listings:
    1. Back on the "Portfolio Management" page, scroll down to the "Override portfolio" section.
    2. In the new override group, click Listings.
    3. Click the checkbox for "All Listings", or click the checkbox for each relevant listing to include. You can search for a specific listing by name or nickname or use the filters to find all listings that match your specific criteria.
    4. Click Done.

Delete a portfolio or override group

Once deleted, the strategies that were set in the portfolio group will continue to apply to the listings that were included in the group, unless a listing is still part of another active group, or you adjust the pricing strategy settings for each listing.

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Growth.
  3. Click PriceOptimizer.
  4. Click the Portfolio Management tab.
  5. To delete a portfolio:
    1. To the right of the relevant portfolio group, click the Settings icon, then select Delete portfolio group.
    2. In the pop-up click Delete group.
  6. To delete an override: 
    1. To the right of the relevant override, click the Settings icon, then select Delete override.
    2. In the pop-up click Delete override.

How can I tell which groups a listing is assigned to?

In Portfolio Management

To see which or how many groups a listing is assigned to, simply enter the listing name in the search bar at the top right of the Portfolio Management page.

In the listing

Under the listing in Guesty PriceOptimizer, if the listing is managed by a portfolio group you will see a lock icon over the settings under the specific pricing strategy, e.g. Seasonal.

If you would like to change to managing the pricing strategy on the listing level, click Override portfolio strategy at the top right.
