Guesty PriceOptimizer group pricing strategies allows you to save a set of pricing strategies and rules for a group of listings and adjust them as needed. Group pricing strategies provides a fully flexible system that allows you to optimize performance according to your specific needs, knowledge, and preferred mode of operation.
Note:
By using group pricing strategies, bulk capabilities are no longer accessible. This can be used for ad hoc actions, however the definitions and strategies are not retained or managed over time as with group pricing strategies.
Group structure and logic
First layer: Strategy group
- Each listing can be part of only one group
- The group includes multiple strategies and rules, such as day-of-week, seasonality, holidays, minimum nights, etc.
- Manage and define broader strategies for a group of listings
Second layer: Override group
- Each listing can be part of multiple overrides
- The override includes only one strategy or rule
- Define a specific setting for a group of listings that is a subset of the strategy group or that falls under multiple strategy groups
Example:
You have one strategy group for listings in California and one for listings in Utah. You want to define another strategy for listings that are close to national parks that applies to some but not all of the listings in each of these strategies.
In this scenario, create an override group "Listings close to national parks" that includes only the relevant listings from the California and the Utah strategy groups.

Create a group
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Growth.
- Click PriceOptimizer.
- To the left, click Group pricing strategies.

Create group:
- At the top-right, click Add group.
- Enter a name.
- Select Strategy group.
- Click Create group.

Set the pricing strategies:
- Back on the "Group pricing strategies" page, click None below each of the strategy columns to edit as needed. For details about each strategy type, see Adjusting the nightly rates and recommended pricing.
- Toggle on Portfolio strategy if relevant.
- Edit the strategy or rule details.
- Click Apply changes.

Add listings:
- Under the new group name click Listings.
- Click the checkbox for "All Listings", or click the checkbox for each relevant listing to include. You can search for a specific listing by name or nickname or use the filters to find all listings that match your specific criteria.
- Click Done.
- To the right under "Status", toggle on to activate.
Important:
Once a listing is added to a group, the strategies and rules defined in the group will replace the existing settings on the listing level.
If a particular strategy is not defined in a group, then the settings on the listing level will remain active. Using the above screenshot as an example, for the listings in that group:
- Price limits and seasonal: Managed by group
- Base price, Day-of-week, holiday, and minimum nights: Managed in listing
Edit or turn off a strategy in a group
- Click under the relevant strategy column for that group.
- Edit the strategy details, or toggle off to deactivate Group strategy.
- Click Apply changes.
Duplicate a group
Use the duplicate function if you want to use the same or similar strategy rules already set in a group, but for a new group of listings. Duplicating will copy the pricing strategies into a new group with no listings assigned.
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Growth.
- Click PriceOptimizer.
- To the right, click Group pricing strategies.
- To the right of the relevant group, click
, then select Duplicate group.
- In the pop-up, enter a name for the new group, then click Duplicate group.
- Back on the Group pricing strategies page, under the new group name, click Listings.
- Click the checkbox for "All Listings", or click the checkbox for each relevant listing to include. You can search for a specific listing by name or nickname or use the filters to find all listings that match your specific criteria.
- Click Done.
Create an override group
Important:
Once a listing is added to an override group, the strategy or rule defined will replace the existing settings in the strategy group and on the listing level.
Step by step:

- Select one pricing strategy, then click Next.

- To the right under "Status", toggle on to activate.
How can I tell which groups a listing is assigned to?
In Group pricing strategies
To see which or how many groups a listing is assigned to, simply enter the listing name in the search bar at the top of the Group pricing strategies page.
In the listing
Under the listing in Guesty PriceOptimizer, if the listing is managed by a strategy group you will see a lock icon over the settings under the specific pricing strategy, e.g. Seasonal.
If you would like to change to managing the pricing strategy on the listing level, click Override portfolio strategy at the top right.
