Airbnb: Changing your property type to sync with Guesty

Use this guide to learn more about listing types and property types, as well as, which Airbnb property types are supported and sync with Guesty.
Below we’ll discuss the differences and how to resolve issues with unsupported property types.

 

Listing Type vs. Property Type

There are various types of properties and variations of each type.
The hierarchy of property labeling in Airbnb starts with the Listing type (the main or parent category) > Property Type (sub-category) > Room type (sub-sub-category).

 

Supported property types

Important:

To add or update a listing's property type, such as a studio, loft, or boutique hotel, contact us.

We don't recommend making any edits to a listing's property type directly in Airbnb, since they might not sync with Guesty.


Only certain property types are supported in Airbnb and in Guesty.
Below are all the types of Airbnb properties that are supported and will sync with Guesty.

Property types that sync between Airbnb and Guesty:

  • Apartment
  • Studio
  • Bed & Breakfast
  • Boat
  • Bungalow
  • Cabin
  • Camper/RV
  • Castle
  • Cave
  • Chalet
  • Condominium
  • Earth house
  • Dorm
  • House

    Note:

    The "House" property type isn't supported for multi-unit listings, so you'll need to update it to a supported property type.
    We recommend that you update it to "Apartment" or "Dorm".

Property type limitations

If your Airbnb listing's property type isn't supported in Guesty, you will encounter errors or issues while publishing, importing, or syncing your listing.

Keep in mind, if the listing is already connected to Guesty, but you've changed the property type to an unsupported type, any other changes to your listing won’t sync with Airbnb. This is because the property type is now an unsupported type, and Airbnb won't validate the change.

Below we'll discuss different types of troubleshooting scenarios related to property types.

Errors or failure to import

While publishing or importing your listing, you might encounter the following error message.

This error message means that your Airbnb listing's property type isn't supported in Guesty.

Important:

The "House" property type isn't supported for multi-unit listings, so you'll need to change it to a supported property type.
We recommend that you update it to "Apartment" or "Dorm".

Property is "not defined"

If your Airbnb listing’s property type displays “Not defined” in Guesty, it means that it isn’t supported in Guesty.

 

If your property type remains as “Not defined”, some discrepancies might appear between your data on Airbnb versus Guesty.

Types of data that won't sync:

Below are some of the types of data that won’t sync on Airbnb if you make changes in Guesty to a listing with a “Not defined” property type:
  • Title
  • Listing type
  • Occupancy
  • Bathrooms
  • Amenities
  • Entry instructions
  • Address
    Please note, it’s not possible to change the address on Airbnb after you’ve received your first reservation.
  • Directions
    This field currently exists on the Guesty admin page only.
  • List/unlist listing
  • Overall number of beds
    This is calculated based on the number of beds that you set up for a specific listing)

To change the “Not defined” property type in Guesty, you’ll need to change it to one that syncs with Guesty and Airbnb (the supported options will be displayed in Guesty).
You can update the property type either via Guesty or via Airbnb (explained below).

 

Updating your listing's property type via Guesty



Follow the instructions below to change your listing’s property type (or a "not defined" property type) to a supported type in Guesty.

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Growth mode.
  3. Click Distribution.
  4. Under the Airbnb thumbnail, click Connected listings.
  5. Click the relevant listing.
  6. Under "Details & Layout", select Location & details.
  7. Under the “Property details” field, click Edit.
  8. Select the relevant option from the “Property type” field.
  9. Click Save.

 

Updating a “Not defined” property via Airbnb

To change the “Not defined” property type in Airbnb, you’ll need to change/update your sync settings to “Pricing and availability sync”.
