Pilot: Setting a Listing's Calendar Availability

You can control a listing's availability settings via the Listings tab and Calendar settings, and determine whether the calendar should be either available or blocked by default.

There are two booking settings available:

  • Instant book (default option)
    Reservation is created automatically, and the reservation status will appear as "Confirmed".
    This option works for both direct bookings and channel integrations.
  • Request to book (RTB)
    Reservation is pending the PMC’s approval being confirmed, and the reservation status will appear as either "Inquiry" or "Reserved".
    Currently, this option works only for direct bookings.

Note:

If the listing is a multi-unit, this feature is managed via the multi-unit's main settings, not the sub-unit's settings. The settings will automatically apply to all sub-units.

Step by step:

Follow the instructions below to set your default calendar availability.

  1. Sign in to your Guesty account.
  2. In the top menu, click Listings.
  3. Click the relevant listing.
  4. Click Calendar > Availability settings > Edit.
  5. Select your preferred Listing default availability setting:
    • Always Available
      The property calendar is always open for bookings according to the listing availability settings (advance notice, booking window, etc.)
      1. If you’ve selected Always Available, pick the relevant option from the Booking Window, Advance notice, and/or Preparation Time drop-downs.
    • Unavailable except on rental periods
      The property calendar is only available for bookings during a specific range of dates.
      1. If you’ve selected Unavailable except on rental periods, click Add Rental Period > Select a date range from the drop-down.
      2. Turn on the Booking requests only toggle to activate the feature.
  6. Click Save.

Rental periods and the Request to Book feature

To set open availability for reservations on specific dates, you can add a rental period (“Request to Book” dates) on a listing’s calendar.

  1. Rental periods can be set up to two years in advance.
  2. All users can also view the Request to Book dates on the Multi Calendar, view who made the changes on the setup, and approve/decline booking requests.
    You can also set up approval settings for the Owner.
  3. Once the request has been approved or declined, the reservation status will change to either "Confirmed" or "Declined".
