When viewing the owner statement, you may come across what looks like discrepancies between the figures in the Amount and Management Fee fields. These figures are calculated according to your business model.
By default, when creating a business model, the net rental income is the accommodation fare as seen in the image below:
You have the option to include fees as part of the net rental income setup as well as the channel commission as an expense, as seen below. The channel commission amount will be subtracted from the total in the "Income" section:
Channel commission is included in the net rental income
When the channel commission is included in the net rental income, the PMC commission is taken from the net rental income total. For instance, let's see the following setup:
This case has the accommodation fare, cleaning fee, and channel commission as part of the net rental income. The PMC commission is 20% and this commission will be taken from the net rental income that includes the channel commission. You can see the Management Fee (PMC Commission) below is $90.00, which is 20% of the $450.00 rental income.
Channel commission is not included in the net rental income
When the channel commission is not included in the net rental income, the PMC commission is taken from the net rental income amount before the channel commission is applied. For instance, let's see the following setup:
This case has the accommodation fare and cleaning fee as part of the net rental income. The PMC commission is 20% and this commission will be taken from the net rental income that does not include the channel commission.
In the picture above, the Amount figure is the net rental income minus the channel commission. The Management Fee of $438.52 seen here is 20% of the original net rental income and therefore is not 20% of the Amount figure seen in the picture ($1945.96).
